All applicants for residency will be processed through a credit-reporting agency. All responsible parties 18 years of age or older must complete and sign an application.
Unauthorized occupants are strictly forbidden.
In reviewing the application, all or part of the following areas will be taken into consideration.
All credit status for the last 3 years will be checked through the appropriate Credit Bureau. The credit history must be free of any outstanding debt to previous landlords, and creditor.
Applicants with less than positive credit may be considered with additional deposit and/or pre-payment of rents at the time of move in.
Automatic Denials: Judgments less than three years old.
The last 3 years resident/rental history is required. All appropriate phone numbers and addresses, where this information may be VERIFIED, must appear on the rental application. All resident history must be free of rental housing evictions, skips and all delinquencies.
Applicants with less than positive rental history or first time renters may be considered with additional deposit and/or pre-payment of rents at the time of move in.
Automatic Denials: Judgments and/or landlord debt less than three years old, as well as, more than one judgment and/or landlord debt.
Applicant’s local employment must be verified, including salary amount. Monthly rent cannot exceed 30% of the gross monthly income. Applicants without current employment will be considered with income tax returns and/or bank statements.
Automatic Denials: Monthly income less than three times the monthly rent amount.
The current guidelines are 2 persons per bedroom. Infants will not be considered as an occupant until over the age of six months.
The criminal records of all household members over the age of 18 will be checked and reviewed for felony and misdemeanor offenses. The information gathered as the result of this check will affect the approval of the application.
